南京东山副城中心区轴线城市设计

摘    要:土地资源的紧迫约束是地方政府在GDP高增长要求、产业结构落后及城市空间品质亟待改善的压力下面临的困境。因此,提高土地效率、优化空间形态的城市更新势在必行。但从广泛的视野来看,紧凑灵活的街区结构、混合高效的土地使用、层次明晰的空间脉络和便利的公共交通支持等城市设计基本原则,却经常在城市中心区的规划建设中得不到切实的应用。对于创建于1992年的江宁开发区来说,在运作尚好的现有工业园建成区上规划中心区的城市设计方案,应该重视城市设计基本原则,结合产业结构的更新策略与现状权属红线分布特征,体现城市更新的实效性。

Abstract:Local governments face the dilemma of the constraint of land resources under the pressure of the high GDP growth requirements,backward industrial structure and the urgency of urban space improvement.Therefore,it’s imperative to improve the efficiency of land use and optimize the form of urban space in urban renewal.However in wide ranges,the basic urban design principles,including compact and flexible urban structure,mixed and efficient land use,well-structured urban space hierarchy and convenient public transit system,have often been insufficiently used in practical planning and construction of the central areas of cities.As for the Jiangning Development Zone which founded in 1992,it’s practical for the operation on the well-managed existing industrial zone that the basic urban design principles should be taken seriously,the strategy of industrial structure regeneration and the distribution characteristics of current property range pattern should be combined with,and the effectiveness of the urban renewal should be reflected.
