基于主成分分析的重庆市房地产供求协调关系的研究

摘    要:房地产价格是一项与民生息息相关的数据,而房地产供求关系对房价走着势起着决定性作用。基于主成分分析法,选取2001~2010年反映重庆市房地产供求协调关系的6个指标加以分析,得到房地产供求协调指数,并利用“3σ法则”对各年房地产供求协调指数进行区间划分,建立相应的预警区间。研究得出的分析结果与房地产市场实际相吻合,在此基础上提出有助于政府对房地产调控的若干建议。

Abstract:Prices in real estate market is closely linked with people’s livelihood,while supply-demand relation of real estate market play a decisive role on the trends of property price. To obtain the coordinated index, six indexes which reflect coordinated relation between supply and demand of real estate market in Chongqing from 2001 to 2010 are analyzed. Using "3σ method",early-warning interval for real estate market is made by dividing the coordinated indicators. The results are actually consistent with the real estate market in Chongqing. Some suggestions on policy making are proposed for government.
