摘 要: | 该文在分析当前商业地产发展大环境和三线城市市场的基础上,通过研究三线城市的发展背景与商业发展特点和消费者心理,探讨得出三线城市的商业地产在做前期规划和销售之前要有明确的商业规划,严格把控规模;在商业业态定位及比例上要根据当地的市场情况确定购物、餐饮、娱乐的比例,切忌盲目照搬流行和通用的公式;招商必须注意平衡等开发策略。

Development Strategies for Commercial Real Estate in Third-tier Cities |

Abstract: | Based on the anaiysis of the present developmental environment of commercial real estate and the market of third-tier city, altogether with the development background, commercial development characteristics and consumer psychology, the conclusions reached are that a specified commercial planning is necessary at preliminary planning and selling stage of the commercial real estate in the third-tier city and a strictly-controlled city scale is vi- tal; as for the commercial orientation and ratio, the ratio of shopping, catering and entertainment should be determined in accordance with the local mar- ket situation, getting rid of copying the popular and universal model; and strategies like balance should be emphasized in enterprise establishing. |
