城市住区更新业主参与行为影响因素研究

城市住区随时间推移不可避免地出现老旧破败现象，需要经过综合整治改造以满足业主不断升级的居住需求，但在此过程中业主参与行为往往不足，导致更新受阻。针对这一问题，以计划行为理论为依托，提炼业主参与行为的影响因素，构建其对业主参与行为的作用路径。结合作用路径，建立城市住区更新业主参与结构方程模型和测量方程模型，选择哈尔滨市 4 个典型老旧小区作为实证分析对象，对各因素影响路径和影响程度加以验证。并提出了促进业主参与住区更新事务管理的相关建议。

A Study on Influencing Factors of Owner Participationin Urban Settlements Renewal

Urban settlements inevitably appears old and run-down phenomena over time. The old residential areas need to berefitted and adapted to the residents’ ever-escalating housing needs. The active participation of owners in the process of renovatingthese settlements is of great significance to safeguarding the effect of rejuvenation. However，the participation of owners inresidential redevelopment is often insufficient. This article refines the impact factors of the owner’s participation in the project andbuilds their role in the owner participation behavior based on the theory of planned behavior. The paper establishes structuralequation model and measurement equation model for owner participation in urban settlements renewal，and selects four typical oldcommunities in Harbin as the empirical analysis to verify the influence path and the influence degree of each factor. According to theempirical results，this paper puts forward relevant proposals to promote the participation of owners in residential renewal affairsmanagement.
