| 摘 要： | 在城市综合商业房产建筑的规划设计、开发中,合理确定建设规模是保证良好综合效益的前提,而容量是确定建设规模的关键指标,容量与建设规模具有相互关联性.在反思商业吸引力模型理论后,尝试建立综合商业房产开发的容量概念和容量与建设规模的计算式,并对计算式的特性进行探讨.以某城市综合商业房产改建规划设计实例来证实该计算式在实际工作中的应用,结果表明该计算式对城市综合商业房产的规划设计、开发建设具有指导意义.

| Abstract: | A reasonable decision in construction scale is the precondition for pursuing the comprehensive benefits during the development of urban commercial buildings. Commercial capacity is the key index when deciding the construction scale. Capacity and the construction scale are interrelated. Firstly the paper rethinks theories of the force of commercial centre. Secondly the paper tried to set up the concept of commercial capacity and studied the deciding method and features of commercial capacity and construction scale. Finally the paper discussed the applications of the deciding method in practical work, and its guide function for the planning and design of urban commercial buildings through a practical example of the planning and design for the renovation of commercial building. |
