摘    要:工程造价是影响房地产价格最重要的因素之一,工程造价的确定与控制贯穿于房地产开发全过程。决策阶段工程造价控制的重点是降低楼面地价;把握设计阶段是工程造价控制的关键;要抓住工程招投标阶段影响工程造价控制的各个要素;注重施工阶段工程造价控制的细节也是重要环节;工程造价控制要做好竣工决算和项目后评估。

Abstract:Project cost is one of major factor that affect house price.Setting and controlling project cost is all the way through the process of house development.At the policy making stage,the key of project cost control is to reduce the land price;the practice at the design phase is also critical for project cost control;it is important to attach importance to various elements at the bidding phase that may affect project cost control;pay attention to the details of project cost control at the construction stage;and final accounts and evaluation after completion must be taken for project cost control.
