| 摘 要： | 功能折旧是用成本法进行房地产估价时必须处理的问题，但目前尚无成熟的计算方法．文中以住宅建筑的估价为背景，在效用理论的基础上提出了考虑建筑物功能折旧的方法，可供估价时参考．
