基于资源的房地产开发企业能力及其进化过程分析

基于资源理论以及企业能力理论,借鉴进化论思想,提出了企业能力体系的进化观念。通过分析房地产开发企业资源与能力之间的关系,探讨了房地产开发企业竞争优势的来源与能力的形成过程。结合生物进化论和演化经济学等相关学科知识,分析了房地产开发企业是一种由众多可变异子系统构成的、处于动态平衡状态的系统。在外部环境的约束与企业可获取资源稀缺的条件下,通过主体相互作用、主体与环境相互作用、房地产开发企业异质性的决定因素和企业成长过程的研究与分析,构建了房地产开发企业能力进化模型,为目前我国房地产开发企业实现可持续发展提供理论依据和现实指导。

Analysis of the Competence System of Real-Estate Developing Enterprises and the Process of Evolution Based on the Theory of Resource

Referring to the biological evolutionary theory,the view that evolution of enterprise capability system was put forward with the theory of resource-based and the theory of corporation's competence.After analyzing the connections between resource and capability of real-estate developing enterprises,its forming of core competence was discussed.The real-estate developing enterprises are composed of multitudinous variable subsystem as a dynamic balance system which was advanced in combination with the evolutionary economics.Agent mutual influences and interaction between agent and outer surrounding promote the enterprises' evolvement with the limited on outer surrounding and scarce acquirable resources.What's more,the key factors of heterogeneity and growth process were pointed out referring to the theory of biology evolution and evolvement economics.The evolvement model of real-estate developing enterprises competence was put forward according to the academic explains of forenamed growth process in order to guiding the sustainability of real-estate developing enterprises.
