房地产估价实务中若干问题的探讨

房地产估价在我国市场经济中的重要作用越来越明显，房地产估价理论知识也在不断地完善及更新．然而，由于外部环境影响，房地产估价实践活动中出现的问题在一定程度上阻碍了估价方法的应用．笔者针对市场法交易实例搜集选取上的问题、收益法中报酬率求取的问题，以及用不同估价方法测算的结果存在较大差异的问题，提出自己的看法及建议措施．
