估价中城市土地的区位因素

摘    要:区位因素是影响城市土地价值的最重要的因素之一,对城市土地价格起了决定性作用。但在实际工作中,估价人员对区位因素的分析很混乱。以相关课题为背景,我们对城市土地的区位因素予以界定,并在对城市土地的区位因素及其分析要求进行了详细的研究分析基础上,提出了城市宗地估价中应予以考虑的区位因素。

Abstract:Location factors influence the value and prices of the urban land decisively. However, it is very confused to analysis location factors of city land in practical work. So we defines and analysis location factors of city land in the background of related subjects, then propose specific location factors of city land in land evaluation.
