| 摘 要： | 在当前众多住宅房企争相转战商业地产的背景下，从我国商业地产发展现状出发．客观分析目前商业地产的特点及存在的问题，并结合宏观环境和城市化进程的背景．展望商业地产的发展趋势和前景。2010年初至今，中央和地方政府连续出台了一系列针对住宅市场的宏观调控政策，房地产行业面临深度调整。房地产住宅市场成交冷淡，一、二线重点城市的成交量已陷入底部，而尚未受到调控制约的商业地产却异军突起，无论从土地成交还是房企表现上，商业地产都变成了“香饽饽”。
