| 摘 要： | 城市商品住宅价格不仅受宏观因素的影响，而且受微观因素的影响。分析微观因素对住宅价格的影响，有利于消费者做出合理的购房决策。通过对影响商品住宅价格的主要微观因素进行归纳，分析影响城市商品住宅价格微观因素的构成，以桂林市为例，运用主成分分析和多元线性回归分析的方法进行实例分析:采用主成分分析法筛选出影响商品住宅价格的主要因子，并对入选因子进行全回归分析，以确定影响城市商品住宅价格的主要微观因素。 |

| Abstract: | The commercial housing price is not only affected by macro factors，but also by micro factors. By analyzing the impact factors influencing commercial housing price，it is available for the government to carry out land planning，for the developers to make investment and development decisions，and for the residents to make reasonable decisions to buy houses. This paper concluded the main micro factors which could affect the commercial housing price and analyzed their composing background. Taking Guilin city as an example，the principal component analysis method and the multiple linear regression analysis method were adopted for an empirical analysis. |
