房地产代理契约模式的比较分析

摘    要:基于委托代理理论,首先简要介绍了房地产代理业的几种契约模式,然后从业主普遍关心的三个基本指标(收益性、TOM、委托代理强度)分别进行比较分析,同时列举了发达国家适用的契约模式。最后,借鉴国外的先进经验并针对我国存在的问题,对我国房地产代理契约的选用及执行等方面提出相应的建议。

Abstract:Based on principal-agent theory, firstly, several contracts types of real estate agency are introduced briefly. Then, three basic indexes considered by the client are analyzed respectively, and the contract types which are applied to the developed countries are enumerated. Finally, overseas advanced experience are used for reference, and our present problems may be considered. The corresponding suggests are put forward on the choosing and implementing of our real estate agent contracts types.
