房地产项目风险管理组织结构研究

风险管理是房地产项目管理中重要的一环，但是风险管理应该处于组织职能中什么样的位置，目前在房地产项目中还没有相关的具体研究．为了充实这方面的科学研究并对实际工作能有所指导，本文针对房地产项目的特殊情况，采用组织论与控制论的科学方法，论证了房地产项目风险管理组织结构研究的必要性，分析了常见3种项目管理组织结构形式的弊病，得出了采用单一组织形式不符合房地产项目风险管理客观要求，是由于忽略了房地产项目风险在时空上的分布特点，最后根据房地产项目运作的三个主要阶段，得出了房地产项目风险管理组织结构模式，并创新性提出了开放灵活的动态房地产项目管理组织结构模式．

Research on the organization structure of risk management in estate project

Risk management is very important in the estate project management, but the risk management should be located in what situation in organization,there is no relevant research, so the author carries out the research. In terms of the characteristic of the estate, the author adopts the method of the histology and cybernetics, demonstrates the necessity on the organization structure research of risk management on the estate project, and assays the canker of the three species of the organization structure. The author believes the traditional organization structure do not correspond with the actuality, because they leave out the peculiarity of the risk on time and space. Finally the author draws a conclusion on the organization structure pattern in accordance with the three phases of the estate project operation, and expounds creatively the dynamic organization structure pattern.
