装配式住宅设计施工阶段经济效益分析

我国当前装配式建筑发展尚不成熟，装配式建筑成本是影响其发展的重要因素。针对开发商关注的前期建设阶段，探究装配式住宅的经济效益。以深圳市某住宅项目为例，从设计成本、施工成本方面的直接效益，工期和政策方面的间接效益，来计算装配式住宅在设计施工阶段较现浇式住宅的经济效益，并分析影响各部分经济效益的因素。研究发现，装配式住宅在设计施工阶段能产生经济效益，其中工期效益对增量效益影响最大，施工成本效益对增量成本影响最大。

Economic Benefit Analysis of Assembled House at the Design andConstruction Stages :A Case Study in Shenzhen

At present，the development of prefabricated buildings in our country is not mature, Cost is an important factor thataffects the development of prefabricated buildings. This paper explores cost as well as other economic benefits of assembled houses，focusing on the construction and design stages. Taking a residential project in Shenzhen as an example，we calculate the economicbenefits of the assembled house，with direct benefits from design costs，construction costs，and indirect benefits from duration andpolicies，and analyze the factors that affect the economic benefits of each part. This study find that，assembled residential buildingscan produce economic benefits at design and construction stages，and the benefit of duration has the greatest impact on incrementalbenefit. In addition, the benefit of construction cost has the greatest impact on incremental cost.
