| 摘 要： | 胜任力对绩效的影响已得到了学者们的认可，但胜任力作为一个情境概念，是与行业、企业的背景相联系的。为了探究房地产企业项目经理胜任力对绩效的影响机制，对内蒙古地区房地产企业进行了调研，试图构建房地产企业项目经理的胜任力特征模型，并利用回归分析和结构方程模型，阐释了房地产企业项目经理胜任力特征对绩效的影响路径和影响程度，实证结果验证了相关的理论假设，表明了项目经理胜任力特征不仅对绩效产生直接的影响，还会通过认知信任对绩效产生间接的影响。 |

| Abstract: | The impact of competency on performance has been recognized by scholars，but competency is linked to industry， business background as a situational concept. Therefore，a common competency model seems unrealistic. In order to explore the competency impact of real estate business project manager on the performance of Inner Mongolia，this paper conducted an investigation of real estate companies. A project manager competency feature model is built. Using regression analysis and structural equation model, the real estate business project manager competency influence on the performance is explained. The empirical results demonstrated the relevant theoretical assumptions and showed a project Manager competency not only has a direct impact on performance，but also has an indirect impact on performance through cognitive trust. |
