城市公共服务设施对住宅价格的影响——对南昌市中心城区的实证研究

摘    要:构建特征价格模型分析南昌市城市公共服务设施对住宅价格的影响,验证特征价格理论在中型城市的应用。研究结果表明:①对住宅价格影响程度由大到小的公共服务设施依次为水体公园、地铁站、配套小学等级、配套初中距离;②南昌市水系多处于欠发达地域,南昌市住宅距水体公园越近,价格越低。

Abstract:This paper constructs a Hedonic price model to analyze the impact of urban public service facilities in Nanchang on housing prices,and verify the application of Hedonic price theory in medium-sized cities.The results show that the public service facilities with large to small impact on housing prices are water parks,subway stations,primary schools,and junior high school distances.Nanchang water system is mostly in underdeveloped areas,residential distance in Nanchang the closer the water park is,the lower the price.
