A study of energy efficiency of private office buildings in Hong Kong   总被引:2,自引:0,他引:2  
A benchmark study of the energy efficiency of private office buildings in Hong Kong was conducted in 2002 because energy efficiency was declining. In the study, private office buildings were divided into five user groups. For each group, a multiple regression model was developed to find the relationship between Energy Use Intensities (EUIs) and other factors, such as operating hours, for normalization and benchmarking purposes. In this paper we make use of the regression results to study the energy efficiency of private office buildings by different grades. In Hong Kong, office buildings are divided into three grades (A, B, and C) based on the quality of the facility, which is reflected in rental values; a Grade A office building denotes expensive luxury. We found that the EUI of Grade A office buildings is the highest, consuming over 50% of the total energy used in office buildings. Recently, the annual EUI of office buildings has improved even though Grade A floor space is increasing. This may be due to the promotion of the energy efficiency program launched in the last decade.  相似文献

Energy certification schemes for buildings emerged in the early 1990s as an essential method for improving energy efficiency, minimising energy consumption and enabling greater transparency with regards to the use of energy in buildings. However, from the beginning their definition and implementation process were diffuse and, occasionally, have confused building sector stakeholders. A multiplicity of terms and concepts such as energy performance, energy efficiency, energy ratings, benchmarking, labelling, etc., have emerged with sometimes overlapping meanings. This has frequently led to misleading interpretations by regulatory bodies, energy agencies and final consumers.This paper analyses the origin and the historic development of energy certification schemes in buildings along with the definition and scope of a building energy certificate and critical aspects of its implementation. Concepts such as benchmarking tools, energy ratings and energy labelling are clarified within the wider topic of certification schemes. Finally, a seven steps process is proposed as a guide for implementing building energy certification.  相似文献

Highly glazed buildings are designed by architects to be airy, light and transparent with more access to daylight. Their energy efficiency, however, has become questioned. Therefore, energy simulations of single skin office buildings in Sweden were carried out, using a dynamic energy simulation tool. In order to study the impact of glass on the energy use during the occupation stage, office building alternatives with 30, 60 and 100% window to external wall area were studied. Other varied parameters were the building's orientation, the plan type (open and cell plan offices), the control set points and the façade elements (type and size of windows, type and position of shading devices, etc.). The main conclusion is that careful design is needed to ensure low energy use and good thermal comfort, especially for highly glazed office buildings. Careful design of glazed office buildings has to be based on detailed thermal simulations. Especially in fully glazed buildings (in which the façade is more “sensitive” to climatic conditions), proper combination of control set points, glazing and solar shading are crucial for the energy performance.  相似文献

Energy benchmarking for buildings has become increasingly important in government policy and industry practice for energy efficiency. The questions of how energy benchmarking is currently conducted, and how it might be improved using rapidly growing quantities of self-reported data, are examined. A case study of commercial office buildings in New York City demonstrates how the rapid growth in self-reported data presents both new opportunities and challenges for energy benchmarking for buildings. A critique is presented for the scoring methodology and data sources for Energy Star, one of the largest and most successful benchmarking certification schemes. Findings from recent studies are examined to illustrate how this certification currently works in the marketplace. Self-reported building energy data are rapidly growing in Portfolio Manager (the user interface to Energy Star) due to mandatory energy benchmarking laws, and can be used to improve Energy Star's current scoring methods. These self-reported data are tested and improved for analysis by applying theories and methods of data quality developed in computer science, statistics and data management. These new data constitute a critical building block for the development of energy efficiency policies, and will affect how government, consultants, and owners measure and compare building energy use.  相似文献

Growth in peak period electricity demand has driven the requirement for a significant expansion of Sydney's electricity network. Energy efficiency and demand management activities in office buildings may be an alternative to electricity network augmentation, with significant economic and environmental benefits. This paper identifies and characterises trends in electricity peak demand in Sydney's office buildings, comparing a range of high and low energy consuming buildings. The paper assesses the potential for energy efficiency and demand management strategies in office buildings to reduce peak loads and hence defer electricity network augmentation. Base building electricity load data was analysed for a sample of 25 Sydney office buildings, along with Sydney electricity substation and temperature data. Peak loads for buildings with best practice energy performance were found to be 26% lower than for buildings with average energy performance, while annual electricity consumption was 57% lower. With these findings, this paper has assessed the effectiveness of current energy efficiency policy for peak demand management and has recommended strengthening energy efficiency policies in order to capture coincidental peak load reductions, as well as new policies specifically targeting peak demand management. It was found that these measures could offer significant potential to defer network investment.  相似文献

While China's 11th Five-Year Plan called for a reduction of energy intensity by 2010, whether and how the energy consumption trend can be changed in a short time has been hotly debated. This research intends to evaluate the impact of a variety of scenarios of gross domestic product (GDP) growth, energy elasticity and energy-efficiency improvement on energy consumption in commercial buildings in China using a detailed China End-Use Energy Model.China's official energy statistics have limited information on energy demand by end-use. This is a particularly pertinent issue for building energy consumption. The authors have applied reasoned judgments, based on experience of working on Chinese efficiency standards and energy-related programs, to present a realistic interpretation of the current energy data. The bottom-up approach allows detailed consideration of end-use intensity, equipment efficiency, etc., thus facilitating assessment of potential impacts of specific policy and technology changes on building energy use.The results suggest that: (1) commercial energy consumption in China's current statistics is underestimated by about 44%, and the fuel mix is misleading; (2) energy-efficiency improvements will not be sufficient to offset the strong increase in end-use penetration and intensity in commercial buildings; (3) energy intensity (particularly electricity) in commercial buildings will increase; (4) different GDP growth and elasticity scenarios could lead to a wide range of floor area growth trajectories, and therefore, significantly impact energy consumption in commercial buildings.  相似文献

Constructing an indicator to measure the effectiveness of energy management is important for energy agencies and authorities. This paper uses multiple linear regression method and data envelopment analysis to examine the effectiveness of energy management. First, the regression method using environmental factors is used to calculate the predicted energy usage intensity of each evaluated building. Data envelopment analysis is then employed to calculate overall energy efficiency, using the predicted energy usage intensity as output and the observed energy usage intensity as input. Data envelopment analysis can be further applied to measure the overall energy efficiency in details by examining environmental factors and management factors. Finally, the energy consumption of buildings can be measured to evaluate the effectiveness of energy management. Buildings examined as a case study in this paper are government office buildings in Taiwan. The results show that most of the buildings evaluated to report a higher predicted energy usage intensity have successfully used efficient energy management methods in energy saving.  相似文献

Daylighting has often been recognized as a useful source of energy savings and visual comforts in buildings. Occupants expect good daylight in their working spaces. The quality and quantity of natural light entering a building depend on both internal and external factors. In Hong Kong, commercial building accounts for the major building energy use and electric lighting is one of the major electricity-consuming items. This paper studies the daylighting performance and energy implications for office buildings. A total of 35 commercial buildings have been selected in the survey. Key building parameters affecting daylighting designs are presented. Two typical office blocks were further analysed based on a lighting simulation program. The daylighting performance was evaluated in terms of daylight factor, room depth and glare index. It has been found that the daylighting performance for office buildings is quite effective. About one-third of the office areas that are near the perimeter regions have an average daylight factor of 5%. For inner region of deep plan offices, some innovative daylighting systems such as light redirecting panels and light pipe could be used to improve the daylighting performance. In general, the office building envelop designs are conducive to effective daylighting and proper daylight linked lighting controls could save over 25% of the total electric lighting use.  相似文献

The latest (4/04 and 5/04) versions of the Hong Kong Building Environmental Assessment Method (HK-BEAM), one covering new buildings and the other existing buildings, have been formally launched in 2005. The paper describes the building energy performance assessment method in these latest HK-BEAM versions. With the use of the energy budget approach, the assessment framework is applicable to a wide range of buildings that may comprise different mixes of premises types. The new scheme provides bonus credits for provisions that allow utilization of renewable energy sources. For existing buildings, it makes allowances for plant performance degradation and constraints to implementation of improvement measures in existing buildings. So far, the new assessment method has been applied to six building developments, including commercial complexes and residential developments. The assessment results are presented and discussed in the paper.  相似文献

Over the past 15 years, house building standards across the western world have begun to address ecologically sustainable development (ESD) principles. Amongst the range of environmental sustainability issues arising from housing construction and occupation, the energy demand for heating and/or cooling to maintain thermal comfort has the longest history and is most widespread in policy and regulation. Since energy in our homes is mainly fossil-derived, a key issue is global climate change impacts. Since greenhouse gas emissions can be emitted in various locations across the globe with similar results, it follows that a given greenhouse gas emission arising from residential space heating and cooling has approximately equal impact, irrespective of the location of the building. These emissions are therefore an appropriate candidate for benchmarking internationally, yet there have been few attempts to undertake this activity. This paper reports on a study undertaken in Australia which compares the thermal energy performance of housing in the United States, Canada, UK and Australia. The comparison is based on energy ratings of over 50 house designs from the comparison countries. Each design was assessed as being current and verified as complying with rather than significantly exceeding local regulatory requirements. Issues in design of both the buildings and the modelling tool used are highlighted, and the results are presented. Conclusions are drawn on the reasons for wide variations in thermal energy performance, the implications for benchmarking, and the case for globally consistent housing environmental performance policies and regulation.  相似文献

The Hong Kong Building Environmental Assessment Method (HK-BEAM), Building Research Establishment Environmental Assessment Method (BREEAM) and LEED were formally launched in the 1990's. How well the certified and rated buildings compare with each other of an interest to building designers and policy makers. This paper describes how the baseline buildings, performance criteria and the credit scales of the three schemes compare with each other. By statistical analysis of the energy assessment results of 60 HK-BEAM certified buildings and the available data for BREEAM and LEED, it seeks to ascertained of buildings scoring excellent energy performance under different schemes belong to the top 5% in the market. Through this exercise, a systematic approach to benchmark the energy assessments across schemes has been established. With people nowadays paying greater attention to the environmental issues and the rapid development of the environmental schemes in various parts of the world, this study forms a good basis for future benchmarking of energy assessment schemes across nations.  相似文献

The purpose of this paper is to demonstrate the relationships between sustainable building design and occupant well-being. It starts with a definition of sustainable design and well-being, and focuses on the relationships between energy performance and occupant feedback. Methodologically it draws on detailed monitoring and surveys of 12 case study office buildings in the UK and India, and the paper uses the data to explore whether energy use and associated CO2 emissions are correlated to occupant satisfaction and comfort. The results demonstrate that increased energy use in the case study buildings is associated with increased mechanisation (e.g. centralised air conditioning) and reduced occupant control. This reduced control in turn is shown to relate to reduced occupant comfort and satisfaction. Finally, the paper reveals that the reported health conditions of occupants correlates strongly with their levels of satisfaction. The overall conclusion is that energy use in typical office buildings is inversely correlated with the well-being of the occupants: more energy use does not improve well-being.  相似文献

The performance of different HVAC systems varies when coupled with different buildings. This paper examines the relationship between building heating and cooling load and subsequent energy consumption with different HVAC systems. Two common HVAC systems in use throughout the UK office building stock, variable air volume (VAV) system and fan coil (FC) with dedicated outside air system, have been coupled with a typical narrow plan office building with and without daylight control and for both cellular and open plan.The results presented in this paper clearly indicate that it is not possible to form a reliable judgment about building energy performance based only on building heating and cooling loads. For the two investigated systems, variable air volume system and fan coil with dedicated outside air system, the difference between system demand and building demand varied from over −40% to almost +30% for cooling and between −20% and +15% for heating. If a heat recovery unit is used, the difference in heating performance is even greater, rising to −70%.  相似文献

Energy performance of non-residential buildings and in particular of office buildings used as bank branches is very limited. This paper presents new data from 39 representative bank branches and results from a more in-depth analysis of information from energy audits in 11 typical bank branches throughout Greece. The data was used to derive practical energy benchmarks and assess various energy conservation measures. Accordingly, the average annual total energy consumption is 345 kWh/m2. The breakdown of the different end-uses reveals that HVAC averages 48% of the final energy consumption, lighting averages 35% and other office and electronic equipment average 17%. The most effective energy conservation measures reach annual energy savings of 56 kWh/m2 by regulating the indoor set point temperature, while the use of HF electronic ballasts and CFL lamps may save about 22 kWh/m2 and 29 kWh/m2 with and without the use of the external marquee sign, respectively.  相似文献

In this research, the effect of glazing type and other energy conservation measures on the peak power demand of air-conditioning (AC) systems is investigated for tall and fully glazed government and private office buildings. The EnergyPlus building simulation program is used in the analysis assuming climate conditions similar to that experienced in hot countries of the Arabian Gulf, such as Kuwait. The main objective of the investigation is to meet the limits stipulated in the mandatory Kuwaiti code of practice for energy conservation, with respect to peak AC demand, for both air-cooled and water-cooled AC systems. It is found that for government office buildings with air-cooled AC system, the code limit of 70 W/m2 for the AC peak power is met when tint low-e glazing is used with either heat recovery units or with AC systems with higher coefficient of performance (COP); whereas for private office buildings, the limit can be met when using a number of conservation measures. Overall, the water-cooled AC system showed better performance even though the code limit is 50 W/m2 which is mainly due to the higher COP values achievable with such AC systems.  相似文献

The method behind the UK Display Energy Certificate (DEC) improves the comparability of benchmarking by accounting for variations in weather and occupancy. To improve the comparability further, the incorporation of other features that are intrinsic to buildings (e.g. built form and building services) deserve exploration. This study investigates the impact of these features and explores ways to improve further comparability in benchmarking the energy performance of schools. Statistical analyses of approximately 7700 schools were performed, followed by analyses of causal factors in 465 schools in greater detail using artificial neural networks (ANNs), each designed to understand and identify the factors that have significant impact on the pattern of energy use of schools. Changes in the pattern of energy use of schools have occurred over the past four years. This fact highlights issues associated with static benchmarks. A significant difference in energy performance between primary and secondary schools meant that it was necessary to re-examine the way non-domestic buildings are classified. Factors were identified as having significant impact on the pattern of energy use. The characteristics raise new possibilities for developing sector-specific methods and improving comparability.  相似文献

Newsham et al. have recently published a re-analysis of energy-consumption data for LEED-certified commercial buildings supplied by the New Buildings Institute (NBI) and US Green Building Council. They find that, on average, LEED buildings use 18-39% less energy per floor area than their conventional counterparts, consistent with and adding clarity to conclusions originally reached by NBI. These conclusions, however, hang on a particular definition of the mean energy intensity of a collection of buildings that is not related to the total energy used by those buildings. Furthermore, site energy considered by Newsham et al. and NBI, unlike source energy used for the EPA's building Energy Star rating, does not account for the energy consumed off-site in generating and delivering electric energy to the building, whose inclusion is crucial for understanding greenhouse gas emission associated with building operation. Here I demonstrate that both the site energy and source energy used by the set of 35 LEED office buildings and Newsham et al.’s matching CBECS office buildings are statistically equivalent. Hence Newsham et al. offer no evidence that LEED-certification has collectively lowered either site or source energy for office buildings.  相似文献

This paper addresses the issue of energy performance of data centers by closely examining energy use of two data centers in commercial office buildings. The primary objective of the study is to examine an empirical energy use pattern of data centers under tropical climatic conditions, and give guidance for data centers’ design, operation and maintenance and retrofitting to achieve better energy performance. Actual energy use characteristics, design criteria, and energy and cost saving potentials were analyzed and compared between two data centers. Methodology of energy performance evaluation of data centers was discussed. The study concludes that data centers were high energy consuming areas in commercial office buildings—energy consumptions of approximately 3000 kWh/(m2 year) and 2000 kWh/(m2 year), respectively, were observed in the case studies. Power demands were often grossly over-provided in these facilities. This leaded to substantial increase in capital and running cost, which can be wasteful. Disparity in energy performance between case studies demonstrated the need for design guidelines and practical benchmarking. In one case study, approximately 56% (1.2 GWh/year) of energy consumption could be conserved through efficient designs of base infrastructure and energy consuming systems, as compared to better practice. The predicted cost saving is more than US$ 80,000 per year.  相似文献

A study of energy performance in 19 Government Offices in Hong Kong has been carried out. The characteristics of Government Offices, difficulties and results in assessing their building energy performance are discussed and reported. An average Energy Use Index based on unit floor area has been derived for the Government Offices using energy consumption data in the past three years. A number of factors that are likely affect the energy use in buildings, such as year of construction and total gross floor area are reviewed. Energy management opportunities are identified and proposed after carrying out energy audit to the Government Offices. Operational practices to improve energy performance are also recommended.  相似文献

The knowledge of building stock energy data of a country is a very significant tool for energy benchmarks establishment, energy rating procedures and building classification boundaries determination, according to the Directive 2002/91/EC and its implementation in EU Member States. The lack of building energy databases in many EU Countries, including Greece, and the difficulties of collecting them lead to the investigation of other potential solutions. The aim of this paper is to present a method of a Virtual Building Dataset (VBD) creation for office buildings in Greece. The philosophy of VBD is based on the creation and simulation of random office buildings that could be found or built in Greece, taking into account the Greek constructional and operational characteristics of office buildings and Greek legislation. The VBD consists of 30,000 buildings (10,000 in each climatic zone) with their detailed constructional and operational data and of their simulation outputs: the annual specific energy consumption for heating, cooling, artificial lighting, office equipment and an indoor thermal comfort indicator. Based on VBD results the energy and indoor thermal comfort benchmarks for office building sector in Greece are assessed and presented.  相似文献
